1. Move in Move out
The MOVE-IN process
Some of you are asking to see if you can stop by to measure the
units. Please take a look at the website, there are floormaps you
can use to get decent estimates, the doors are approximately 3 ft.
New tenants should arrive with rent checks in hand. Managers give
you keys and clickers (remember parking clickers require additional
$30 deposit) and a move-in checklist.
You can call to activate the utilities before you move in, so that
you'll have power and hot water on your first night. The gas company
does not shut off the gas immediately, but they may tell you that
they need to schedule a person to visit the apt and turn on the
pilots, likewise for the phone company. You'll need to be in the
building to let them in, all connections are in the back of the
building and do not require additional access keys.
Please examine your unit and mark anything you see wrong or that
needs repair on the checklist, and put it in your manager's drop
box within 1 week of move-in. We will fix what we can and keep the
paper in your file for reference when you move out.
The MOVE-OUT process
Unless you received a signed letter from the owner changing the
date of your move-out, you are responsible for the entire lease
until the date listed on your contract. You will need to be out
of the apt by that date so that we can have the painters and cleaners
come prepare the unit for the next tenants. The painter will come
in the afternoon to evening, so do not plan on getting an extra
night, unless you have written agreement from the owner. We have
very short turn-around time.
Please do not leave furniture in your unit without getting it written
approval by the manager before hand, or you will be charged additional
cleaning fees. And "NO" your deposit is not considered
last month rent, so you will need to pay last month rent; you can
prorate your rent according to
Due= $ monthly rent / #days in that month X #days you are in
apt.
Site Manager will do a quick walk through the apt with you, take
your keys and clickers, give you receipts for those and a form for
addresses to which your deposits will be mailed within 21 days.
The form will ask for mailing addresses and percentages of the deposits
to send each of you, all tenants need to sign it if the amounts
are not equally distributed. Within 21 days the owner will mail
you your deposits back, with a list of any deductions made. If you
have questions about those deductions, you can appeal them in writing
to the address provided.

2. Repair Requests
When you move in, you should make a list of repairs or fixes that
you noticed in your apts. Please drop these off in the manager box
as soon as you can so that we can schedule times to take care of
these and any other things we note in your apt.
For general repairs, please let your managers know as soon as possible.
As your contract specifies, the management will repair items that
are broken due to normal wear and tear at no charge to you, however
damage that is considered to be intentional or due to missuse or
neglect could be charged to you. Leaks and small problems can often
be repaired easily if we are notified early on, however, they can
become a larger problem if not reported. So please let us know as
soon as you notice something. Just drop us an email, call, or note
in our drop boxes. Do not count on verbal notification, as managers
can forget things mentioned in the hall. Thank you for helping us
maintain your home and the building.
3. Parking
Tenants should park their cars in their assigned spots only. All
other cars will be towed at the car owner's expense.
4. Bikes
You may leave your bikes in the building till you return in the
fall, however, please do clear them shortly there after. Abandoned
bikes will be cut out and given away to make room for those of the
new tenants. If you are abandoning your bike consciously, please
advise us to we can possibly gift it to future tenants; if so just
please come and give your manager your key and mark the bike. We
are not in the business of selling bikes, but if you leave them,
we will give them on to new tenants.
5. Wireless
To share a wireless network, please contact the owner of the network
you see, it likely belongs to the neighbor to your right or left.
6. Security
Please take security seriously. It is very common for people to
prop doors open during moving in and out, and movers are coming
in and out and new tenants, so it becomes extremely easy for a stranger
to walk onto the property and take whatever they want. Please be
extra vigilant. DO NOT Lock the garage door open nor prop doors,
lock and unlock the doors and keep a watchful eye. You'll get to
meet your neighbors and say hi, rather than lose stuff or cars!
7. Quiet Hours
- Weekdays: 10PM-8AM
- Weekends: 12AM-10AM
- Exam Periods: 24 hours quiet period! Please be extra
courteous to your neighbors while they are studying for their
exams.
