1. Out of town: May 12-25th
Chona Sister will take over my emergency duties and move-in move-outs.

I will probably try to have someone stay at my apt during this
period to help out as well. Contact info when that gets settled.
2. Move out Move ins:
Unless you received a signed letter from the owner changing the
date of your move-out, you are responsible for the entire lease
until the date listed on your contract. You'll need to be out of
the apt by that date so that we can have the painters and cleaners
come prepare the unit for the next tenants. The painter will come
in the afternoon to evening, so do not plan on getting an extra
night, unless you have written agreement from the owner. We have
very short turn-around time. Please do not leave furniture in your
apt without getting it approved by me or Larry before hand, or you
will be charged additional cleaning fees.
And "NO" your deposit is not considered last month rent,
so you'll need to pay that (you can prorate your rent according
to: Due= $rent / #days in month X #days you are in apt
The way the move-out process works:
Site Manager will do a quick walk through the apt with you, take
your keys and clickers, give you receipts for those and a form for
addresses to which your deposits will be mailed within 21 days.
The form will ask for mailing addresses and percentages of the deposits
to send each of you, all tenants need to sign it if the amounts
are not equally distributed. Within 21 days the owner will mail
you your deposits back, with a list of any deductions made. If you
have questions about those deductions, you can appeal them in writing
to the address provided. (I encourage you to know your tenant rights,
links provided on our website)

The way move-ins work:
New tenants should arrive with rent checks in hand. We give you
keys and clickers (remember parking clickers require additional
$30 deposit) and a move-in checklist. You can call to activate the
utilities before you move in, so that you'll have power and hot
water on your first night. The gas company does not shut off the
gas immediately, but they may tell you that they need to schedule
a person to visit the apt and turn on the pilots, likewise for the
phone company. You'll need to be in the building to let them in,
all connections are in the back of the building and do not require
additional access keys. Please examine your apt and mark anything
you see wrong or that needs repair on the checklist, and put it
in my box within 1 week of move-in. We will fix what we can and
keep the paper in your file for reference when you move out.
3. Security
DPSS came and passed me this security
handout about move-in-out security. Please take it seriously.
It is very common for people to prop doors open during moving in
and out, and movers are coming in and out and new tenants, so it
becomes extremely easy for a stranger to walk onto the property
and take whatever they want. Please be extra vigilant. DO NOT Lock
the garage door open nor prop doors, lock and unlock the doors and
keep a watchful eye. You'll get to meet your new neighbors and say
hi, rather than lose stuff or cars!
4. Exam Time
Please be courteous to your neighbors while they are studying for
their exams. Exams go on till May 10th, and quiet hours will remain
at 11PM until then. Afterwards, the usual rules still apply, please
do not cause yourselves trouble before moving out. Whomever will
take my place will not be as patient as I am....
5. Rents
Rents are Due Monday 2 May at Midnight.
New tenants, you are expected to have your rents with you when you
come to pick up your keys, or at the start of your lease term, whichever
comes first. If you know you will not be around this summer, please
make arrangements to insure that your checks are in. I suggest you
write me separate postdated checks for each month, and I will hand
those to the owner on time each month. If you chose to mail checks,
you need to make sure they arrive on time, and do not send package
by a courier that needs signatures as no one may be there to sign
for them, and they will be considered late!

Question:
I'm going to be moving out of the apartment around mid-May, I'm
not sure the exact date. I know that it will be
when your gone, however. Since I'm the only one in my apartment
moving out at this time, is there a special procedure
I should follow? Or should I just give my clicker and key to Chona?
I just wanted to know since you'll be gone, and
it's a little different circumstance.
Answer:
I'll pass you a form right now where you should enter your mailing
address for your refunds. Tape this paper in your apt so it doesn't
get lost.
When I get back, I'll pick up your clicker from your roommmates
and issue a receipt for it at the date that they tell me you left
(I'll trust them). That'll credit you for unused parking, and clicker
deposit. The entire deposits will be mailed together 21 days from
when ALL the tenants move out.
