a lot of questions and requests, so here are the answers to most:

1. Rent Reminder:
Aug rent is due Monday 1 Aug at midnight or your first day on the
contract, which ever is first. If you cannot bring your checks in
person to my drop box, please mail the checks to my home address
(at your responsibility for timely arrival and mail loss!): 2659

2. Move in Move out: Adapted

Unless you received a signed letter from the owner changing
the date of your move-out, you are responsible for the entire lease
until the date listed on your contract. You'll need to be out of
the apt by that date so that we can have the painters and cleaners
come prepare the unit for the next tenants. The painter will come
in the afternoon to evening, so do not plan on getting an extra
night, unless you have written agreement from the owner. We have
very short turn-around time.
Please do not leave furniture in your apt without getting it approved
by me or Larry before hand, or you will be charged additional cleaning
fees. And "NO" your deposit is not considered last month
rent, so you'll need to pay that (you can prorate your rent according
to

The way the move-out process works:
Site Manager will do a quick walk through the apt with you, take
your keys and clickers, give you receipts for those and a form for
addresses to which your deposits will be mailed within 21 days.
The form will ask for mailing addresses and percentages of the deposits
to send each of you, all tenants need to sign it if the amounts
are not equally distributed. Within 21 days the owner will mail
you your deposits back, with a list of any deductions made. If you
have questions about those deductions, you can appeal them in writing
to the address provided. (I encourage you to know your tenant rights,
links provided on our website)

The way move-ins work:
Some of you are asking to see if you can stop by to measure the
units. Please take a look at the website, there are floormaps you
can use to get decent estimates, the doors are approximately 3 ft.
New tenants should arrive with rent checks in hand. We give you
keys and clickers (remember parking clickers require additional
$30 deposit) and a move-in checklist.
You can call to activate the utilities before you move in, so that
you'll have power and hot water on your first night. The gas company
does not shut off the gas immediately, but they may tell you that
they need to schedule a person to visit the apt and turn on the
pilots, likewise for the phone company. You'll need to be in the
building to let them in, all connections are in the back of the
building and do not require additional access keys.
Please examine your apt and mark anything you see wrong or that
needs repair on the checklist, and put it in my box within 1 week
of move-in. We will fix what we can and keep the paper in your file
for reference when you move out.
3. Repairs
A while ago I asked you to make lists of repairs or fixes that you
noticed in your apts. Please drop these off in my box as soon as
you can so that we can schedule times to take care of these and
any other things we note in your apt. Sometimes I get emails telling
me that you've had a problem for a while, please let me know as
soon as possible. As your contract specifies, the management will
repair items that are broken due to normal wear and tear at no charge
to you, however damage that is considered to be intentional or due
to missuse or neglect could be charged to you. Leaks and small problems
can often be repaired easily if we are notified early on, however,
they can become a larger problem if not reported. So please let
us know as soon as you notice something. Just drop me an email,
and I'll call you back. I'm likely to forget things mentioned to
me in the hall, and I often don't hear back if things got fixed
or not, so if they didn't please remind me after a few days. Thank
you for helping us maintain the building.
4. Parking
There are many more tenants than parking spots this year. Everyone
will get their guaranteed 2 spots if they want them, and then I
promise to try to accommodate as many as possible. In an effort
to be fair I have started a waiting list with the names of those
who have already asked for parking. They way this list will work
is that I will offer a 3rd slot to as many units as possible, then
a 4th spot. So even if your name is high on the list, know you're
not getting a 4th spot until all those who want a 3rd spot got one.
So to make sure your name is on the list, reply to this email and
tell me you want parking.
5. Bikes
Yes, you may leave your bikes in the building till you return in
the fall, however, please do clear them shortly there after. I will
have to give away abandoned bikes to make room for those of the
new tenants. If you are abandoning your bike consciously, I will
gladly pass it on to future tenants, just please come and give me
your key and mark the bike. I am not in the business of selling
bikes, if you leave them, I will pass them on to students that are
looking for bikes.
6. Maid Service
Some of you have inquired about cleaning services in the
past. So I'm going to look into the cost of that if we get a group
rate. I would just be facilitating this, UPH will not be responsible
for the cleaning. That said, I need to know how many of you would
be interested in this service, and how much you'd be willing to
pay for 1 or 2 times a months. I will get a few bids from some companies
out there, evaluate their professionalism, and let you know what
I find. We'll figure scheduling and details then. So please help
me shop for this by providing me a level of interest.

7. FRIDAY 22 JULY OUTING
Free outdoor film showing at the California Plaza: Theremin:
An Electronic Odyssey For those of you who do not know, the Theremin
is the coolest instrument ever! It is the precursor to the synthesizer
and is played by simply moving your arms next to it through magnetic
fields! It generates eery sounds often used in Sci-fi movies. This
is a documentary about its inventor and invention. More info
about the film and the theremin at the Grand
Performances site.
We'll meet across the california plaza the California Pizza Kitchen
at 7:15, to grab some food and have enough time to enjoy it before
the film. CPK: 330 S. Hope St., LA CA 90071 (Directions below)
For the sleepless of you, we'll head off for a "quasi"
full moon night hike. (Full moon is thursday). So if you want to
venture on that, bring some confortable shoes, a sweater, water
and some munchies, and a small blanket if you want. We'll head out
from the California Plaza after the film. The hike itself, is approximately
5 miles round trip, but on easy open fire roads, the moon will light
the path sufficiently that you won't need a flashlight. Depending
on how long we stare at the moon from the top, you can expect to
be home around 3AM.
